Regular Meeting June 1, 2006

Business:
The July Safety Break was discussed. Secretary Ray
had sent out a request for help. Several members had replied to
lend a hand. Several others volunteered today. It will be held on
Friday June 30, 2006 at the Commuter Parking Lot at Foristell. We
will be serving hamburgers, hot dogs, chips, soda and water to travelers.
The serving time is from 11:00 a.m. to 1:00 p.m. We will set up
at 10:00 a.m. and clean up starting at 1:00 p.m. All members and
friends are invited to attend. This is a great time to get to know
your Chamber members and network while rendering a community service.
Program:
Roger Cox with K.C. Land Development gave an interesting and informative
presentation on the new Liberty Valley Project. It entails 474 acres
of land east of the City and south of Highway 70. There will 2000
living units made up of single-family homes, villas, townhouses
and condominiums. There will be 100 acres of green space and 30
acres of commercial and 70 acres of industrial land. When the Interstate
Drive on the south side of Highway 70 is extended from Wentzville
to Foristell it will be landscaped to screen the industrial land
along the railroad. The projected number of single-family homes
is 600 with the remaining 1400 units divided between villas, town
homes and condominiums. Lot size for the single-family homes is
6000 square feet.
K.C. Land Development, McBride and Son Homes, and Tom Johnson Construction
Inc will fund the cost of the new highway interchange at Foristell
initially. A Transportation Tax District will be set up with future
developers to participate. Foristell will need a population of 5000
people to have enough funds to cover the cost of starting. The projection
is that K.C. Land Development will have their 2000 units completed
by the year 2020. There is preliminary approval for the Liberty
Valley project. It should ready be to start in approximately 12
months. Roger asked that the Chamber back the Development and for
residents to call their City Aldermen in support of it.
The new highway interchange at Foristell will be the largest for
MODot since the construction of the interchange of Highways I-270
and I-70. MODot’s estimate for construction of the interchange
is $60,000,000. K.C. is revising the plan to reduce the cost to
$45.000.000. The cost per resident is estimated at $100.00 per year
after all the developers get involved in the project.
There was no other business. Meeting adjourned at 1:05 p.m.
The July meeting of the Chamber has been canceled in lieu of the
Safety Break to be held on June 30, 2006 at the Commuter Parking
Lot at Foristell from 11:00 a.m. to 1:00 p.m. The next regular business
meeting will be held at Ruggeri’s Ristorante in Wentzville
on Wednesday August 2, 2006 at 12:00 noon.
